MR. JUERGEN E. SEIDEL CORPORATE DIRECTOR OF ENGINEERING DUSIT INTERNATIONAL
The Dusit Thani Bangkok Hotel has been in the hotel industry for more than 44 years and is one of the oldest hotel in Bangkok, second only to The Oriental Hotel Bangkok. Also it’s oldest high-rise hotel with its size in Bangkok since it was built.
Dusit International brands are Dusit Thani, the D2 brand, Dusit Princess, Dusit Devarana and Dusit Residences. The Dusit International is a Thai company with Thai heritage, by name, tradition, culture and the philosophy with the ‘Thai Graciousness’. The company has been under a transition to become a more international corporation, brunching out to various countries like Maldives, Middle East and the Philippines. Expanding further to Vietnam, China, Guam, USA and Nairobi in Kenya, while working on more projects in North Africa, Europe and Russia. DIN Free Magazine got a chance to interview Mr. Juergen E. Seidel - Corporate Director of Engineering of Dusit International about the strategy and philosophy of energy resource management. Mr. Juergen started with his background....
“I have been working for 3 years with Dusit International as Corporate Director of Engineering, normally looking after the hotels that are already open in term of safety, repair, maintenance and operation. However I was also given the task the benchmarking of hotel operation according to an International standard accreditation program (called EC3 Global ‘EarthCheck’ program). Looking into increase of efficiencies by reducing the utility cost and energy bill. Therefore to become more cost effective, more productive, which however does not effect the guest (so the guest can still have the look and feel of quality).
His philosophy of management is to be a team player. He said “You have to be seen as a team player, to be approachable and create the position where people want to work with. You must engage yourself while empowering people to become part of the management. As one is not able to run 20 properties through micro-management on a daily basis by yourself. So you must engage while empowering people and train them to gain the knowledge to be part of a successful and productive team. Therefore they are comfortable to voice out and to participate. Also they will be heard and be able to say “yes” or “no”, while being covered if they make any mistake. The management is at the top and has to take take full responsibility, you have to be the one that people can look up for help and support. They need to know that they can trust and rely on you to create a team spirit through the actions.”
Mr. Juergen said about Dusit’s uniqueness “Internationally we are relatively new but if you look at the Dusit Thani Hotel, with the meaning, it’s the brand and it’s the culture and the reflections of something that makes Thailand unique. The name Dusit Thani reflects the culture that has been grown over 60 years. It is something special. You can bring a new hotel, but you will never be able to challenge the hotel that has been around for more than 60 years of experiences in the industry. This is the strength of the Dusit brands. We are a Thai brand that fully inherit and carry the ‘Thainess’, that we called the “Thai Graciousness”. It’s not just the decoration but we have the special way to incorporate the special features and warmth of Thai design that reflect the ‘Thainess’, with subtle local refined. People coming to any Dusit property can feel the same concept throughout that aligns with our philosophy.
Mr. Juergen started the plan for energy efficiency three years ago. The annual 2013 energy bill, on average, as reduced by 13.5% in one year, compared to 2012 (using energy efficient equipment). The annual water cost has been reduced by 20%. We also changed about 60-80% of light fixtures throughout the Dusit International with LED lights. For all hot water supply, we changed from boiler to more efficient heat recovery energy and combined with solar thermal. We use more efficient air conditioning, energy recovery generator for power plants, energy recovery for the stream from laundry from hot water production. However in general, 60% of power consumption relate to air conditioning system to cool your building. So the change in the air conditional system will have the biggest impact. Therefore we changed all air conditioning to be 5-star rated, energy efficient with correctly size, correctly designed and correctly installed. As for most efficient way for this size of hotel with a lot bigger chillers, we have at least 4-5 big unit which heavily consumer of energy and also need pump for cool water supply for chiller, cooling tower and other equipment. We changed the old chiller and replaced them with the new generation of energy efficient ‘screw-type’ chiller that is environmental friendly such as the chiller by Carrier. Of course it’s not easy to convince the shareholder to invest on energy efficient product that are more expensive. However, for example, by replacing the old chillers with more efficient equipment, that create the return investment of less than a year. After breaking even, the saving for that amount for every year which mean cheaper operation cost. Also we can get benefit from TAX deduction policy or even get funding from ESCO fund.”
With the raising cost in energy by around 10% each year, actions must be taken to counter these increases of costs. Like any other business, the hotel business industry is facing challenges due to these annual utility cost increases. If you engage in energy efficiency, while using energy efficient equipment, through correct design and installation you will be able to battle at least the increase of the annual utility costs. By implementing energy efficient new system will as well greatly benefit on reducing your maintenance and repair expenses. Of course it will initially cost more money but it is well spent. We can see easily 10% increasing year by year. With new machine and equipment built to last at least 10-15 years, the projected savings will be big over this time.

“ผมได้ทำงานกับดุสิต อินเตอร์เนชั่นแนล ในตำแหน่งผู้อำนวยการวิศวกรรมมาเป็นระยะเวลา 3 ปีแล้ว โดยหน้าที่หลักคือ การดูแลด้านการบำรุงรักษาซ่อมแซมและดำเนินการของโรงแรมที่เปิดดำเนินการแล้ว อย่างไรก็ตามขณะนี้ผมได้รับมอบหมายในการวางระบบและควบคุมให้การดำเนินการเป็นไปตามมาตรฐานเครดิตสากล นอกจากนั้นก็หาวิธีในการเพิ่มประสิทธิภาพ และลดค่าใช้จ่ายสาธารณูปโภคในการดำเนินการของโรงแรมด้วย โดยเราพยายามที่จะเพิ่มประสิทธิภาพในการดำเนินการ ด้วยค่าใช้จ่ายที่มีประสิทธิภาพแต่ไม่กระทบต่อภาพลักษณ์และคุณภาพที่ลูกค้าของเราได้รับ”
แนวคิดสู่ความสำเร็จ ความสำเร็จจากการทำงานเป็นสิ่งที่ Mr.Juergen ให้ความสำคัญเสมอมา และความสำคัญอันหนึ่งที่สามารถนำพาไปสู่เส้นทางของความสำเร็จที่วาดหวังไว้ได้ ก็คือการทำงานเป็นทีมที่มีประสิทธิภาพ
“เราจะต้องเป็นส่วนหนึ่งของทีม เราควรเป็นคนที่สามารถเข้าถึงได้ทำให้พวกผู้ร่วมงาน และเป็นคนที่คนอื่นอยากร่วมงานด้วย เราไม่สามารถดูแลโรงแรมหมดด้วยตัวคนเดียวได้ หากแต่เราต้องทำงานเป็นทีม และจำเป็นอย่างยิ่งที่เราจะต้องมีส่วนร่วม ในขณะเดียวกันก็มอบอำนาจและให้ความรู้เพิ่มเติม เพื่อให้พนักงานสามารถก้าวเข้ามาเป็นส่วนหนึ่งของทีมได้ เราให้เกียรติในการแสดงความคิดเห็น พนักงานสามารถตอบรับหรือปฏิเสธ รวมถึงได้รับการปกป้องในกรณีที่มีข้อผิดพลาดเกิดขึ้น หากเป็นผู้บริหารซึ่งมีหน้าที่เป็นผู้รับผิดชอบในงานนั้น นอกจากนี้วัฒนธรรมการทำงานหนึ่งที่วางไว้ก็คือ เราเองก็ต้องให้การสนับสนุนและเป็นผู้ที่พนักงานสามารถขอความช่วยเหลือได้เช่นกัน สำหรับการทำงานร่วมกันในองค์กรการทำงานแล้ว ผมว่าการทำงานเป็นทีมเป็นสิ่งสำคัญมากเนื่องจากเราต้องทำงานร่วมกับเพื่อนบ้านของเราและแผนกอื่นๆ ซึ่งต้องการการสนับสนุน และสามารถวางใจได้ว่าเราจะเป็นที่พึ่งพาได้”

ใช่แค่พักอาศัย แต่หมายถึงโลกใบใหม่ที่งดงาม Mr. Juergen เล่าถึงอีกเรื่องหนึ่งที่น่าสนใจและเป็นหนึ่งในแผนการดำเนินงานโรงแรมดุสิตธานี นั่นคือ การดำเนินแผนด้านการประหยัดพลังงาน ซึ่งได้ดำเนินการมาก่อนหน้านี้และในปี 2012-2013 ก็ได้พบผลลัพธ์ที่น่าสนใจ โรงแรมสามารถลดค่าใช้จ่ายสาธารณูปโภคลงถึง 13.5 % ต่อมาจึงได้เริ่มเปลี่ยนมาใช้ผลิตภัณฑ์ที่มีประสิทธิภาพประหยัดพลังงานซึ่งทำให้โรงแรมมีการบริหารจัดการทรัพยากรได้ดีขึ้น
“เราสามารถลดค่าพลังงานในการทำน้ำร้อนลงได้ 20% ด้วยการเปลี่ยนมาใช้หม้อต้มน้ำแก๊สแทนหม้อต้มน้ำด้วยน้ำมันดีเซล เราเปลี่ยนหลอดไฟของโรงแรมในเครือ มาเป็นหลอดแอลอีดีถึง 60-80% นอกจากนี้ยังมีการใช้ระบบทำความร้อนที่มีประสิทธิภาพ และประหยัดพลังงานด้วยการผสมผสานระบบนำพลังงานเหลือทิ้งมาใช้ใหม่และการใช้พลังงานความร้อนแสงอาทิตย์ เราใช้ระบบปรับอากาศที่มีประสิทธิภาพ ประหยัดพลังงานเบอร์ 5 ที่ได้รับการออกแบบและติดตั้งอย่างถูกต้อง นอกจากนั้นยังใช้ระบบการกู้คืนพลังงานมาเป็นพลังงานสำหรับการปั่นไฟ หรือการนำพลังงานความร้อนจากไอน้ำในระบบซักรีดกลับมาใช้ใหม่อีกด้วย โดยทั่วไปแล้วพลังงาน 60% ของปริมาณพลังงานที่ใช้ทั้งหมดถูกนำไปใช้ในระบบปรับอากาศ เพื่อทำความเย็นให้อาคาร การเปลี่ยนระบบปรับอากาศส่งผลดีอย่างมากในการลดค่าใช้จ่าย สำหรับโรงแรมขนาดใหญ่ที่ใช้ระบบหล่อเย็นซึ่งมีขนาดใหญ่และหลายเครื่อง จะใช้พลังงานมหาศาลในส่วนการเดินอุปกรณ์และพลังงานของระบบไม่ว่าจะเป็นปั๊มน้ำหอหล่อเย็นและอุปกรณ์อื่น ดังนั้นทางดุสิตอินเตอร์เนชั่นแนลจึงเปลี่ยนเครื่องหล่อเย็นชิลเลอร์รุ่นเก่าออกไป และใช้ชิลเลอร์รุ่นใหม่ที่ประหยัดพลังงานและเป็นมิตรกับสิ่งแวดล้อมอย่างของ Carrier แม้จะไม่ใช่เรื่องง่ายที่จะโน้มน้าวผู้ถือหุ้นลงทุนในอุปกรณ์ที่ประหยัดพลังงาน เนื่องจากการลงทุนที่สูง แต่หากเปลี่ยนมาใช้ชิลเลอร์ใหม่แล้วในระยะยาวจะมีประสิทธิภาพในการประหยัดพลังงานได้มากกว่าของเดิมถึงสองเท่า ในขณะที่มีจุดคุ้มทุนในระยะเวลาต่ำกว่า 1 ปี และเมื่อถึงจุดคุ้มทุนแล้ว หลังจากนั้นจะประหยัดเงินในปริมาณที่เท่ากับที่ลงทุนไปทุกๆ ปี ซึ่งยังหมายถึงต้นทุนการดำเนินการที่ถูกลง นอกจากนี้ยังมีข้อดีจากการได้รับส่วนลดทางภาษีและยังสามารถขอรับการสนับสนุนเงินลงทุนผ่านกองทุนพลังงาน (ESCO Fund) อีกด้วย”
ความต้องการด้านพลังงานที่สูงขึ้นตามการเพิ่มขึ้นของประชากรส่งผลต่อทุกธุรกิจ สำหรับธุรกิจการดำเนินงาน ในส่วนนี้เพิ่มขึ้น นอกเหนือไปจากต้นทุนการผลิตอื่นๆ ที่เพิ่มขึ้น อย่างการปรับขึ้นของค่าจ้างแรงงาน และค่าสาธารณูปโภคที่เพิ่มขึ้นประมาณ 3-10% ทุกๆ ปีซึ่งทำให้ต้นทุนการผลิตเพิ่มขึ้นอย่างชัดเจน แต่ด้วยแนว คิดของการประหยัดพลังงานและใช้อุปกรณ์ประหยัดพลังงานที่ได้รับการออกแบบที่ถูกต้องและติดตั้งอย่างถูกวิธี ได้กลายมาเป็นทางออกที่ได้ผลดี แม้ในระยะแรกจะต้องใช้การลงทุนที่แพงขึ้น แต่ถือเป็นการลงทุนที่คุ้มค่าเนื่องจากค่าใช้จ่ายด้านพลังงานมีแนวโน้มที่จะเพิ่มขึ้นเสมอ ดังที่เราจะเห็นว่ามีการเพิ่มขึ้นที่อัตรา 10% ของทุกๆ ปี การใช้อุปกรณ์ประหยัดพลังงานจึงมีประโยชน์อย่างมากในการลดค่าใช้จ่ายด้านพลังงาน รวมถึงการสร้างโลกใบนี้ให้น่าอยู่อย่างยั่งยืน
